A Record-Breaking $8.4 Million Riverfront Estate Near Savannah

A luxurious riverfront estate located just outside Savannah, Georgia, has been sold for a staggering $8.4 million, breaking its own record for the most expensive sale in the area. Listing agent Melissa Hall Rowan of Corcoran Austin Hill Realty confirmed the sale, although she declined to reveal the identity of the buyer.

Details of the Sale

According to Rowan, the local buyer placed an offer on the property before it was officially listed in October for $8.7 million. The buyer also paid an additional $300,000 for furnishings. The stunning 4.5-acre estate on Wilmington Island was built around 2009 by Food Network star Paula Deen. In 2020, she sold it to California-based real estate investor Lionel Achuck for a then-record $6.818 million.

From a Family Compound to a Record-Breaking Sale

Rowan stated that Achuck added three bedrooms to the previously two-bedroom main house. He initially purchased the estate as a family compound for holidays and vacations but decided to sell after finding a more suitable gathering place closer to home. The property’s high price tag is justified by its unusually large size and numerous amenities, according to Ridley Stallings, who had the listing with Rowan.

Impressive Features of the Estate

The gated estate spans approximately 28,000 square feet and is situated on the Wilmington River, about 10 miles southeast of downtown Savannah. It boasts 14 bedrooms spread across the main house, two guest cottages, two apartments, and a multi-use barn with a media room. With about 300 feet of river frontage, the property also features a dock with a fishing cottage that allows for indoor fishing, as well as a stocked pond for additional fishing opportunities.

Within the main house, the gourmet kitchen with commercial appliances remains the same as when Paula Deen used it. The study includes a saltwater fish tank, and the new owner has requested to keep the tropical fish living there. The grounds also contain an outdoor kitchen, a croquet lawn, and a pool with a slide. A chicken coop with around five chickens will remain on the property as well.

Deen’s Background and Savannah’s Luxury Market

Georgia native Paula Deen purchased the property for $3.75 million in 2006 and completed the home around 2009. Deen is known for her shows, such as Food Network’s “Paula’s Best Dishes,” which aired from 2008 to 2013, as well as numerous cookbooks.

In the Savannah market, the demand for luxury homes remains high. In October, single-family homes in Savannah sold for a median price of approximately $340,000, an 11.2% increase from the same period last year, according to Redfin. In July, a home in Savannah’s South Historic District sold for $6.1665 million.

The buyer’s agent, Taavo Roos of Seabolt Real Estate, did not immediately respond to a request for comment.
