According to documents accessed by proptech firm Zapkey.com, Everest Food Products Private Limited’s promoter purchased a luxury apartment worth Rs 73.50 crore in the Three Sixty West project by Oberoi Realty, located in the Worli area of Mumbai. The higher-floor apartment measures 6,130 sq ft in carpet and has an additional area of 164 sq ft.

Deal Details

The deal, registered on October 30, includes six car parking spots. The buyers paid a stamp duty of Rs 2.40 crore and registration charges of Rs 30,000. Everest Food Products Private Limited confirmed the transaction, and a query has been sent to Oberoi Realty.

Three Sixty West Complex

The twin-tower complex has been in the news for registering India’s biggest property deal in 2023, when 28 units were bought by family members and associates of D’Mart founder Radhakrishna Damani for Rs 1,238 crore. Several high-profile deals have been registered in the project in recent months, including a duplex purchase by Avener Capital and Bajaj Consultants for around Rs 100 crore.

About the Project

Three Sixty West comprises two towers, one housing the Ritz-Carlton Hotel and the other luxury residences managed by the global hospitality chain. The project offers 4BHK and 5BHK units, and all apartments face west, providing a sea view. Its name is presumably derived from its 360-meter height.

Luxury Real Estate Market in India

Out of 1,16,220 units launched in the third quarter of 2023 across various budget categories in the top seven cities, 31,180 units, or about 27 percent, were in the luxury category (priced over Rs 1.5 crore). This data, according to a report by real estate consultant ANAROCK, indicates the highest quarterly luxury supply entering the market in the last five years.
