DDA’s Festival Special Housing Scheme 2023: Luxury Penthouses and More

The Delhi Development Authority (DDA) is set to launch its largest housing scheme yet, the ‘Festival Special Housing Scheme 2023’, which will offer around 32,000 newly constructed flats, including luxury penthouses. Registration for this exciting scheme will begin on November 24th.

Registration Fee and Flat Inspection

According to DDA officials, a nominal registration fee will be charged for potential buyers to apply for the scheme. Applicants will have nearly 20 days to physically inspect the flats they wish to purchase.

DDA’s Luxury Penthouses in Dwarka

For the first time, the DDA will offer more than 1,100 luxury flats, including penthouses, in Dwarka sector 19B, which overlooks the Golf Course. The scheme was approved at a board meeting on November 15th and includes flats located in Dwarka sectors 19B and 14, Loknayakpuram, and Narela.

Flat Categories and Pricing

The reserve prices for penthouses and Super High-Income Group (SHIG) flats will start from Rs 5 crore and Rs 2.5 crore, respectively. High-Income Group (HIG) apartments will be priced at about Rs 1.4 crore, while Middle-Income Group (MIG) flats will have a starting reserve price of around Rs 1 crore. Economically Weaker Section (EWS) flats will start from Rs 11.5 lakh, and Low-Income Group (LIG) flats will be priced at Rs 23 lakh.

Allotment Process and Flat Availability

Flats offered under the luxury segment (SHIG and HIG categories) and MIG flats located in Dwarka Sectors 19B, 14, and Loknayakpuram will be allotted through e-auction. EWS and LIG units will be allotted through the ‘First Come First Served’ mode.

There are around 32,000 flats on offer, including 316 MIG flats in Dwarka Sector 14, 647 apartments in Loknayakpuram, 728 EWS flats in Dwarka Sector 19B, 316 LIG flats and 1,008 EWS flats in Dwarka Sector 14, 224 EWS units, and 28,000 flats under different categories in Loknayakpuram and Narela.

How to Apply for DDA’s Festival Special Housing Scheme 2023

The entire process, from application to allotment and possession details, will be done online through the DDA website (dda.gov.in/eservices.dda.org.in). Once registrations are open, interested applicants will need to visit the official DDA website and log in using their PAN and other details.

In July 2023, the authority had launched a housing scheme, offering 5,623 flats. Prior to that, in 2021, DDA had offered 18,000 flats in different categories.
